More Than One Set of Eyes
Your asset isn't somebody's side project. Every engagement gets a dedicated asset manager with senior oversight above them, backed by Stellar's in-house business intelligence team and our construction arm for CapEx and heavier lifts. The bench is the quality control. The numbers, the site, and the plan all get looked at by more than one person, which is usually how something gets caught before it reaches you.
An Honest Report
Findings don't get softened to protect a relationship, and that includes ours. When something isn't working, the report says so, even when it makes the next conversation harder. It's the whole point of paying for an independent layer.
Always Optimizing
We do not manage an asset in year three the same way we did in year one. We push what works, change what does not, and adjust as the market moves. When one property performs better because of a change, that lesson becomes part of how we manage the rest. For clients, the plan gets sharper and the reporting becomes more useful the longer we are on the asset.
A Lender & Capital Markets Lens
We monitor loan compliance, refinance readiness, and capital event positioning continuously instead of waiting for a deadline. The goal is equity protection for the owner and basis protection for the lender. We bring the same lens to lender and distress work, including assets we do not manage.

Four reports, each built for a different decision. A baseline before we take over, so there's an honest starting line. A monthly package. A quarterly review. And an annual report. The monthly isn't a shrunken version of the annual, and the annual isn't twelve monthlies stapled together.

Controlling Risk
Risk work at Stellar isn't an annual exercise. The safeguards run every month, and they're pointed at two things: the owner's equity and the lender's basis.
Operating
Every month there's a call with an agenda and a written record of what got decided. Anything outside tolerance gets investigated, not just noted. Vendor relationships get checked for conflicts and put back out to bid when that's warranted. Staffing, turnover, and payroll get a look. So does the calendar of insurance renewals, inspections, and tax deadlines, because those are the ones that get expensive while nobody's watching.
Debt
Liquidity, reserves, and loan compliance get tracked monthly. DSCR, LTV, and whatever else the loan documents actually require. Capital projects get measured against plan and budget instead of just reported on. Property risks and open weaknesses get logged and sent to ownership. Lender deadlines run off the loan calendar.
Decisions
Material decisions go in a log with a name attached. Escalations go to ownership with the timing on them. The data room stays current between capital events instead of getting thrown together under pressure. And we look at refinance and sale readiness every quarter, so if somebody asks whether the asset could transact, the answer isn't a guess.
Operating Cadence
WEEKLY
An operations call with an agenda and an open items log. Leasing and pricing get reviewed, action plans get updated and assigned, and anything that needs an ownership decision goes up for sign-off.
MONTHLY
Somebody's on site. Financials close and get reviewed, along with a comp survey and a pricing read. Ownership gets a report built to help decide something, not to sit in a folder.
QUARTERLY
The property manager gets audited and scored, blind leasing tests included. A full walk of the physical plant. A deeper read on the market. And a lender package that comes with a narrative instead of just numbers.
ANNUALLY
Budget and a rolling twelve-month forecast. The business plan gets rebuilt against what actually happened and where the market is now. Annual report to ownership. Insurance renewals and tax protests where they're worth doing.
